The current market is very strong for smaller Industrial flex warehouses for sale in the Reno Sparks area. In Sparks Nevada
as of the date this post was written, we have only about 5 active listings with another 3 in the Tahoe Reno Industrial Center. In Reno we have about 10-12 active listings. The most in demand product seems to be warehouse space for sale under 25,000 sf. The picture does improves with the availability of industrial flex warehouses for lease. Currently the vacancy rate is just under 6% for the Industrial market as a whole which is the lowest in many years. There are options available with base PSF rates ranging from .30 to .65 depending on location and other factors. It will be interesting to see how the market responds in 2017 after a booming 2016. Rental rates are projected to rise in the next 18 to 24 months. One note of interest is home sales started to lag in the last 8 months. Homes are starting to stay on the market longer and this is something to watch also since commercial lags behind the residential market.
